Landlord and Tenancy Matters
Whether you are a landlord or a tenant there is law which governs renting a property. That law needs to be followed by both the landlord and the tenant. So do the rules which surround tenancy agreements. You may wish to evict a tenant, you may have an issue with a non-paying tenant or you maybe a tenant yourself and do not feel the landlord is acting fairly. Whatever you need make sure you get some legal advice. We can deal with any of the following:
- Draft tenancy agreements
- Drafting and Serving Notices to evict tenants
- Advising upon notices (If you are the tenant)
- Dealing with disputes
- Advising upon Deposits
- Non-paying tenants
We have acted for many clients including simply drafting up a straightforward tenancy agreements, to dealing with major disputes involving breach of tenancy, damage, non-payment of rent and claiming damages. We are very concerned as many people have become landlords (whether or not they choose to) and the law surrounding tenancy agreements and renting property is very detailed.
The law is there to protect both landlord and tenant but a simple task of dating a notice wrong can result in major delays and costs. Failing to protect a tenants deposit can mean action can be taken against you the landlord and result in financial penalties.
We urge you to speak to us as we can make sure that for a small cost you are given the advice at the beginning, rather than trying to reduce the amount of loss at the end.
We are the legal experts and don’t forget we are letting agents. As letting agents we can from the outset make sure your property is rented out correctly and the legal paperwork complied with- See ESTATE AGENTS PAGE for more information and how we can help.
